Along with our commitment to exceptional design, we understand that to have an effect a project has to be delivered successfully as a completed building, creating a valuable and beautiful contribution to the built environment.

To achieve this, a delicate balance between aesthetic beauty, practical use, and commercial reality has to be exercised. It is the quality of this balance that adds the greatest value to a building and ultimately creates a successful project.

Project Discovery

Our process starts with initial project discovery in which we meet with you, ascertaining the brief and budget, reviewing the site with the project team to get the best possible understanding of the project.

Once TSA are asked to proceed we will initiate a number of processes to allow us to best understand the project and which are required to developing the concept plans.

Concept Design

TSA will develop a set of concept plans for the project and make an initial presentation. Following that first presentation the plans will be modified as necessary until collaboratively a suitable design layout has been achieved.

Revisions to the plan may still occur in the following stages where necessary for refinement.

Design Development

TSA will create a 3D model of your project which will be a development of the plans into the actual building form. This model will give an indication of the spacial quality of the project along with the aesthetic features.

With this model you will be able to easily see the form and look of the building, the materials of the exterior and interior of the building and get a clear understanding of the design intentions of the main spaces. Landscape features and adjacency will also be visible within the model.

As with the concept plan stage this stage may involve a number of consultations before a final design is settled upon. Once the design is agreed the project will progress to the design package stage.

Design Package

In this stage the concept plans and the model will be transformed into a set of early stage formal documents. This set of documents will include the basic plans as they have developed along with preliminary elevations and sections taken from the 3D model. This set of documents is used for council approvals where necessary.

Approvals

Where a DA is required, the architectural plans, along with other relevant consultant’s documents will be compiled and provided to the appointed town planner. The town planner is responsible for creating a town planning report, compliant with all the relevant requirements of the council, and submitting it. They are then be the point of contact for the council and provide feedback and advice to the architect and the client through the process.

It is important that the town planner is informed of the intentions of the concept plans to gather early feedback relevant to the compliance of the project.

Comprehensive Documentation

A comprehensive set of Architectural drawings will be produced to cover the scope of works for the project building,  including the development and integration of the preliminary structural designs.  

What sets a great architecturally designed project apart from other projects is the attention to the finer details. This stage  of the project ensures that all the finishing touches are considered and documented guaranteeing the quality of the final  product.

Interiors

Detailed design and documentation of the interiors occurs at this stage of the project. Our lead Interior Designer, working closely with the team will be the main contact tasked with the detailed interior design of the project. Working with the client the interiors will be refined and developed including the selection of all fittings, fixtures, finishes, colours, appliances and sanitary ware.

Procurement

Unless an alternative method of procurement is chosen, a tender package will be issued to multiple builders once the previous stages are completed. TSA will select and recommend builders appropriate to the tender and make a recommendation regarding the awarding of the tender. Tendering may not be the most appropriate method of procurement in terms when the construction environment is not competitive.
